DANIEL MYRICK

Daniel Myrick practices primarily in municipal utility district, municipal, commercial real estate, and land use/entitlement law. Prior to joining Armbrust & Brown, Daniel served as general counsel for Christopher Investment Company, a real estate investment, management, and development company. Daniel’s legal proficiencies include manufactured housing community operations law, acquisition of land for expansion, permitting/approval, and disposition; the acquisition, financing, expansion/partial development, leasing, and ultimate disposition of retail shopping centers; acquisitions and financings of multifamily assets; and acquisition of raw land for development and/or redevelopment. Daniel is Board Certified in Commercial Real Estate Law by the Texas Board of Legal Specialization.

Representative Experience

  • Counsel for the acquisition, financing, and sale of shopping centers totaling over 1,000,000 sf
  • Counsel for the acquisition and financing of multifamily properties totaling over 1,500 units
  • Counsel for re-platting of an 80+ acre Planned Development District
  • Negotiation of hundreds of shopping center leases, amendments, estoppels, and SNDAs as landlord counsel with tenants ranging from multi-national corporations such as Amazon/Whole Foods, Costco, and Marmaxx Operating Corporation (a/k/a Marshall’s) to local independent operators and restaurateurs
  • Negotiation of numerous letters of intent and purchase and sale agreements for both buy-side and sell-side of transactions for raw land and manufactured housing communities
  • Negotiation of numerous refinancing loans from life insurance companies, banks, CMBS, and agency (Freddie Mac) lenders on behalf of borrower for raw land, manufactured housing communities, single tenant/ground lease projects, shopping centers, and multifamily projects
  • Negotiation of construction contracts on behalf of property owners using both AIA and manuscript contracts for projects from ground-up construction to minor tenant finish
  • Obtaining site plan approvals and amendments to zoning/PDD/PUD for various construction and development projects
  • Responsible for the formation of entities and negotiation of operating/partnership agreements, certificates of incumbency, and other authority documents and enforceability opinions
